Property Condition Reports
Keller Architects has been carrying out property inspections and property condition reports for over 11 years for our domestic and commercial clients in the Dublin and Leinster areas. Property inspections and reports are often referred to as; structural surveys, structural reports, surveyors reports, condition reports, property condition reports, pre-purchase surveys, pre-acquisition surveys, condition surveys or house surveys, all of which refer to an inspection and follow up written report that provides a complete picture of the health of a property and provides advice on upgrades that are required to achieve modern living standards for the property. Keller Architects is qualified to provide reports that satisfy all of the above mentioned descriptions and in addition to this, we frequently provide property inspection reports at the request of a bank or lending institution.
Keller Architects has a well established relationship with a number of Dublin based solicitors firms and we have experience in providing advice to them and their clients in relation to property and conveyancing related matters on an on-going basis. Our service bridges the gap between the solicitor’s desktop view of a property and our onsite view of the property which can only be obtained from a detailed property inspection. The services we provide that knit into the solicitor’s conveyancing services include Pre-purchase Property Inspections and Condition Reports, Opinions on Compliance with Building Regulations, Building Byelaws, and Planning Regulations, Land Registry Mapping, and Feasibility Studies and Reports.
A Property Inspection and Condition Report is a thorough internal and external inspection of a property to determine its condition. A property inspection is normally conducted prior to a property being purchased and offers the potential purchaser peace of mind by identifying any defects or compliance issues which could incur substantial expense to remedy. Our reports are carried out by qualified, RIAI registered Architects, experienced in inspecting a wide variety of residential and commercial properties. The final report describes the condition of the property, under separate headings, which summarise the overall condition of each building element.
We tailor our services to meet the requirements of our clients and to relate to the specific nature of the relevant property, allowing us to provide clear guidance and cost effective advice. Our experience and qualifications relating to period buildings or listed buildings (both Directors have RIAI Grade III Conservation accreditation) enable us to advise on the specific concerns that might arise when considering the purchase of a Protected Structure, in both residential and commercial contexts.
